Shell space looks deceptively simple — bare concrete, capped utilities, open ceiling. Getting from there to a certificate of occupancy involves framing, drywall, ceilings, electrical panels and branch circuits, plumbing rough-in and trim, HVAC ductwork, flooring, paint, and finish carpentry. We manage all of it for businesses across Oakland County and Metro Detroit.
The schedule matters more on shell build-outs than almost any other project type. Every day over budget is a day you're paying rent with no revenue. We submit complete permit applications the first time to avoid revision delays, schedule inspections to align with our construction phases, and run trades in parallel wherever the work allows.
We've built out offices, restaurants, medical practices, and retail spaces across Southeast Michigan. The specific sequencing varies by use type — a restaurant rough-in looks very different from a dental office. We know the difference and plan accordingly from day one.
