Paver patios settle and develop uneven surfaces for specific reasons: undersized base, inadequate compaction, poor drainage, or some combination of all three. Lifting and releveling without addressing the cause produces the same result again within a few freeze-thaw seasons. We start Oakland County paver restoration projects by diagnosing what caused the original failure before any pavers come up.
Once the cause is identified, we correct it. Drainage problems get fixed through regrading, downspout extension, or subsurface drainage installation. Where the original base was insufficient, we excavate deeper and rebuild it with properly compacted aggregate to the depth the soil conditions and paver load require. Then we re-lay the setting bed level to grade, reinstall pavers to a flat, properly drained surface, and fill joints with polymeric sand that hardens when activated with water.
Polymeric sand locks pavers in position, resists weed germination, and prevents ant nesting in the joints — the three main complaints homeowners have with joint sand that isn't polymeric. Metro Detroit homeowners who have had a paver patio releveled correctly find the restored surface holds for years. The work is only reliable when the drainage and base issues are permanently corrected, not just covered up.
