The deck is the only part of the roof that's accessible during a tear-off and hidden again for the next 25 years once new shingles go on. We inspect every square foot during tear-off — probing for soft spots, checking for water staining, looking for delamination in OSB and rot in plywood. Any section that fails a probe gets replaced with matched-thickness material fastened to the rafters with ring-shank nails at code spacing.
Ice-and-water shield is a self-adhering rubberized membrane that provides a second waterproofing layer in the zones most vulnerable to leaks. We install it at every eave extending at least 24 inches past the interior wall line, through all valleys, around chimneys and skylights, and at every penetration. The membrane self-seals around nail punctures — if a shingle is displaced by wind or ice, the water barrier holds.
Oakland County homeowners don't get a second chance to fix the deck once the new roof is on. We photograph all sheathing repairs and include them in the project file. That documentation is useful if a moisture question ever comes up later, and it's something you'll want to have at resale.
