A ground-floor addition breaks through at least one exterior wall of your house. Before any framing starts, we're dealing with frost footings, zoning setbacks, and a structural engineer reviewing the header over that new opening. Oakland County municipalities each run their own plan review — we know which departments move fast and which ones need follow-up on submissions.
The construction sequence matters. Foundation first, then framing, then roof tie-in, then we close up the exterior before touching the interior. Exterior materials — siding profile, shingle series, fascia width, trim dimensions — are matched to your existing house so the addition doesn't read as an obvious attachment. Mechanical rough-ins — HVAC duct extensions, new electrical circuits, plumbing if needed — happen before drywall, same as any new construction.
