Room Additions

Room additions in Michigan require foundations dug below the 42-inch frost line. That's not optional. We've seen additions where a previous contractor poured a shallow slab that heaved and separated from the house. We do foundations correctly: engineered for soil conditions, tied to the existing structure, and backfilled properly. The framing is tied into the existing home so the addition moves with the house.

Exterior matching is what homeowners worry about most. We source roofing, siding, and trim materials that blend with what's on the house. On older homes, that sometimes means sourcing discontinued brick or milling custom trim profiles. The goal is for the addition to look like it was always there.

Mechanicals go in as part of the project. HVAC gets extended from the existing system or a supplemental unit is added where needed. Electrical is tied into the panel with correct circuit sizing. Plumbing is roughed in if the room calls for it. We manage all permits and inspections in Oakland County. The addition is done when it's finished, not when we hand you a punch list.
